The total population in Hong Kong has been going up in number. The rise is expected to continue till mid-2043, reaching the peak of 8.22 million .     Household number, which could reflect the demand for housing, also escalates. By 2040s, 2.97 million households are expected and the average household size would be 2.7.      The increase in domestic household numbers is fueled by growing 1-person and 2-person households. They are taking up a higher portion as all households.

New flats are getting smaller

and this seems to be a trend.

Since 2012 in private market, smaller flats have been taking up an increasing portion of new flat completion.      Among new private flat completions, small flats are taking up an increasing portion. From 2015 to 2017, flats below 215 sq.ft. have tripled its proportion, and the fraction of flats between 216 to 430 sq.ft has doubled. In 2018, the size of some new residential units  ranges from 150 sq.ft. to 195 sq.ft.. This trend continues and a term 'nano flats' emerges.
